Internal and external works

This project was slightly different from our typical renovation work, as we were initially instructed to investigate the source of persistent damp and mould affecting the rear of the property.

Following a thorough inspection, we identified significant cracking throughout the gable end, allowing water to penetrate through poorly installed flashings on the existing outbuilding. This had resulted in prolonged moisture ingress and extensive damp issues within the property.

After discussing the findings with the client, it was agreed that the most effective long-term solution would be to completely remove the outbuilding. We then carried out all necessary repairs to the gable end before re-rendering it, leaving it ready for painting.

As part of the remedial works, we also removed the existing cavity wall insulation, which had become saturated and was trapping moisture within the walls, further contributing to the damp problem. Once removed, we constructed new internal timber framing, installed insulation and plasterboard, significantly improving the thermal performance and overall U-value of the external walls.

To address the property’s poor ventilation, we replaced all windows and external doors with new energy-efficient units incorporating appropriately sized trickle vents. This improved airflow throughout the home, helping to reduce condensation while enhancing indoor air quality.

The project was completed with Ames taping and a mist coat, leaving the property fully prepared for final decoration.

Additional works included removing and reinstalling the radiators, along with various electrical alterations required to accommodate the refurbishment.

This comprehensive approach not only resolved the underlying causes of the damp and mould but also improved the property’s energy efficiency, ventilation, and long-term durability.
